Ask a few agents their opinion and each will give you a different answer to serve their interests.

Total Brain Co. says that according to their research the number of available new condos in Japan's capital is up 6.5%.
But, Real Estate Economic Institute Co says their research has concluded the number is down 11.5%.
Gosh, that's 18% difference.

Total Brain says prices will be cut. Surprise.
Real Estate Economic Institute says that due to stricter building standards, the supply of new units is down. Prices are up. Surprise again.
In any event, costs of new units are up in Tokyo by 25-30% over 06-07, by 30-40% in Tokyo's 23 wards and 30% in Yokohama. Add 25% increase in neighboring Chiba, home to Tokyo's Narita Airport.
Banks want developers to sell their inventory off and repay loans.
Real estate agents want you to believe them.
